LEASE TERMS
PERMITTED USE: Used exclusively as general office, service and sales, and no other purpose.
SERVICE CHARGE: Tenant’s failure to make any payment required within 5 days of the due date shall result in a fee of 5% the amount due.
DELIVERY OF SPACE: Tenant shall accept the space “As Is” with a $XXX,000 Improvement Allowance ($45.00/sf).
OPERATING EXPENSES: Landlord shall provide a Base Year 2023 operating and property tax expense stop grossed up to 100% occupancy with a 5% cap on operating expense increases.
EXPANSION OPTIONS: Tenant shall have a Right of First Refusal (ROFR) on all adjacent space in the building along with an ongoing co-terminus expansion option at the prorated leasing terms.

LL REPAIRS & MAINTENANCE: LL shall maintain in good order the roof, exterior and interior load-bearing walls, structural components of the building, and other common areas of the building.
TENANT REPAIRS & MAINTENACE: Tenant shall maintain and keep in good order the interior of the space, including all interior maintenance and cleaning services.
ASSIGNMENT & SUBLETTING: Tenant shall not assign or sublet the premises without prior written consent of the LL. The granting or withholding of such consent shall not be unreasonably withheld.
HOLDING OVER: 150% of last current month of Base Rent & Rent Adjustment.
